Scope of Work
What We Built
- Full demolition of existing fixtures, tile, and outdated layout
- Custom double vanity with quartz countertops and soft-close drawers
- Freestanding soaking tub with floor-mounted filler
- Frameless glass walk-in shower with rainfall showerhead
- Large-format porcelain tile flooring with electric radiant heat
- Brushed nickel fixtures and modern lighting throughout
- Upgraded plumbing to PEX and rerouted drain lines
- New ventilation fan meeting 2024 California energy code
The Challenge
The original 1985 bathroom had failing plumbing, an inefficient layout that wasted nearly a third of the floor space, and no ventilation. The homeowners wanted a true primary suite retreat — but they were working within the existing footprint and needed to keep the project under 10 weeks so they could host family during the holidays.
Our Solution
We reframed the wall between the bathroom and an underused closet to gain 3 feet of usable width. The new layout positioned the freestanding tub under the window for natural light, separated the shower into its own glass enclosure, and gave the double vanity enough breathing room to feel custom. We upgraded all plumbing to PEX behind the walls before tile went in, and added a dedicated exhaust fan to meet current ventilation codes.
The Result
Completed in 8 weeks — 2 weeks ahead of schedule and on budget. The homeowners gained roughly 14% more functional floor space without expanding the footprint. The new bathroom now functions as the primary retreat the family always wanted.
Omer treated our home like his own. The crew was respectful, the schedule never slipped, and the finished bathroom is exactly what we pictured — only better.
