The Challenge

Eichler homes are architectural treasures, but they come with notoriously difficult constraints — single-pane windows, slab-on-grade floors with no insulation, exposed beam ceilings that complicate any electrical or HVAC work, and an open plan that makes hiding modern systems nearly impossible. The owners loved the home's character but struggled with cold winters, dated finishes, and a kitchen that felt closed off.

Our Solution

We approached this as a preservation-first remodel. The original ceiling beams were sanded, restained, and resealed by hand. New radiant heating was poured into the slab to solve the cold floor problem without requiring forced air. We rerouted all new mechanical systems through a 6-inch chase along the perimeter walls so the ceiling stays clean. The kitchen wall was opened up but we kept the original beam line intact.

The Result

A 2,200 sq ft Eichler that now feels brand new without losing a single original detail. The owners report energy bills dropped roughly 35% from the radiant heating and new windows. The atrium has become the heart of the house — exactly what Joseph Eichler intended in 1962.
