Scope of Work
What We Built
- Two bathrooms renovated simultaneously to minimize disruption
- Primary bath: walk-in shower with bench, double vanity, soaking tub
- Secondary bath: tub-shower combo, single vanity, full tile surround
- Custom tile work with herringbone and large-format patterns
- Replaced all galvanized supply lines with copper
- Upgraded electrical to GFCI throughout
- New low-flow toilets and water-efficient fixtures
- Restored original plaster walls outside the wet zones
The Challenge
A classic 1920s San Francisco Edwardian with two bathrooms that hadn't been touched since the 1960s. The original galvanized plumbing was on the verge of failing, the layouts were cramped by modern standards, and the homeowners were living in the house full-time during the project. We had to keep at least one bathroom functional at all times.
Our Solution
We sequenced the work so the primary bath was completed first while the secondary bath stayed in service, then swapped. All new copper supply lines were run during a planned 2-day water shutdown coordinated with the homeowners. We were able to reuse the existing footprints to avoid permitting delays, but completely modernized everything inside the walls.
The Result
Both bathrooms completed in 10 weeks total. The homeowners never had to leave the house, no water emergencies, and they now have two fully modern bathrooms that respect the home's 1920s character.
